Benidorm is high-density apartment territory — the iconic high-rises of Levante and Poniente mean lift-friendly scheduling, community (comunidad) approval for major work, and crews who know which buildings allow what times. Inside, the stock is mostly 1970s-2000s: older plumbing, aging AC units, and shutter mechanisms that seize over the off-season. Outside the tower belt, quieter residential zones like La Cala and Rincón de Loix have their own older-villa quirks. We speak comunidad — the neighbourhood associations that control what work is allowed in a building, when, and by whom. Before any loud or water-shutoff work, we coordinate with the administrador de fincas (building manager) to avoid complaints and access denials. Benidorm's Rincón de Loix has a strong Scandinavian and Dutch population; we match crews by language when possible. Elevator coordination is a daily practice: 8am-10am or 2pm-4pm windows avoid peak residential traffic.
